What The Flake Actually Does

The chips are not decoration alone. They do three jobs at once.

They add grip. A smooth sealed slab is slick when a vehicle brings snow in. A flake surface is not.

They hide dirt. Sudbury garages collect winter sand, and a mixed grey or tan blend disguises it between sweeps in a way a solid colour cannot.

And they add thickness. Every chip embedded in the base coat is more material sitting between a tire and your slab.

Choosing A Blend And A Coverage

Blends are mixed from several chip colours against a base colour. Greys and charcoals are the most requested here, then tans, then blues.

Coverage is the bigger decision. A full broadcast means chips are thrown until no base colour shows through, giving an even, heavily textured floor. That is what most garages get.

A partial broadcast lets the base colour show between chips. It is a lighter look and it costs slightly less, but it shows sand more readily.

How It Is Built Up

The slab is diamond ground first. This is the step that decides whether the floor lasts, and there is no shortcut for it.

Cracks and pits are repaired and the surface is levelled where it needs it.

The pigmented epoxy base goes down and chips are broadcast into it immediately, worked to full coverage while the resin is still open.

Once cured, the excess flake is scraped back and vacuumed off, which is what produces the even finished texture.

A clear polyaspartic top coat seals it. On a Sudbury floor that top coat is what stands up to winter grit, so it is not the place to economise.

Living With A Flake Floor

Sweep it. Sand under a tire is the only thing that meaningfully wears this system, and a broom handles it.

Wash with warm water and mild soap when it needs more than sweeping. Nothing acidic, no aggressive degreaser.

Spills stay on the surface. Oil, antifreeze and brake fluid wipe up rather than staining the way they do on bare concrete.

If the tire tracks eventually dull after fifteen or twenty winters, the top coat can be scuffed and recoated without disturbing the flake underneath.
