What Sudbury Winters Actually Do To A Garage Slab
Sudbury does not have a freeze-thaw winter the way southern Ontario does. From roughly November to March the city often stays below freezing all day. January averages about minus thirteen, and a few nights a year drop past minus thirty.
That changes the damage pattern. Instead of concrete cycling wet and frozen every week, a Sudbury slab holds salt-laden meltwater in its pores for months, then releases it all at once when spring arrives.
The result shows up in April. Surface flaking near the door line, powdery grey dust on everything, dark stains where the vehicle sat. That is the slab shedding its top layer after a winter of holding brine.
A sealed floor never absorbs the brine in the first place. Nothing soaks in, so nothing lifts off in spring.
Can A Floor Be Coated When The Garage Is Below Freezing?
Often yes, but the answer depends on the slab, not the calendar.
Standard epoxy needs warmth. Below roughly ten degrees it thickens, cures slowly and can stop curing properly altogether. An unheated Sudbury garage sits below that from October to April, so straight epoxy is not the right call in deep winter.
Polyaspartic tolerates far colder application and keeps building strength where epoxy stalls. That is why it is our default top coat here rather than a premium upsell.
For winter work we take the slab temperature, not the air temperature, and heat the space when the numbers call for it. If conditions will not let us install a floor that lasts, we book you for spring instead of taking the deposit.
Why Sand Is Harder On A Coating Than Salt
Sudbury puts down a lot of winter sand. It comes home in the tire treads, drops off in the garage and sits there.
Salt is a chemical problem and a sealed floor solves it. Sand is a mechanical one. Grit under a tire acts like sandpaper every time the vehicle turns, and it wears a soft or thin coating through at the tire tracks long before anything else fails.
This is where cheap systems come apart in this city. A thin single-layer floor has almost nothing to give up.
We build thickness and finish with a hard, abrasion-resistant top coat, because in Sudbury the top coat is doing more work than the colour underneath it.
How We Test The Slab Before Quoting
Nobody can price a floor properly by looking at a photo of it.
We check moisture first. Concrete sitting on rock or with no vapour barrier under it can drive moisture up through the slab, and a coating over a wet slab lifts. Where the reading is high we spec a moisture-tolerant primer or tell you not to coat it.
We look for old coatings. Failed kit epoxy, sealer or paint has to come off completely, and that is grinding time somebody has to pay for.
We check the cracks. A hairline is a filler job. A crack that has moved and left a lip is a structural question, and it gets answered before a quote goes out.
Then we measure. The written price covers the prep the slab actually needs, so there is no second conversation once the grinder is running.
Coating Floors On Canadian Shield Bedrock
Sudbury sits on the Sudbury Basin, and a lot of this city is built directly on rock. Basements get blasted out. Garage pads often sit on shallow fill over ledge.
Rock does not settle evenly, and it does not drain the way deep soil does. Two things follow from that.
Slabs crack in predictable places, usually where the pour crosses from rock to fill. Those cracks are worth filling properly rather than skimming over.
And moisture has to go somewhere. Where rock traps water against the underside of a slab, it comes up through the concrete. That is a moisture test question, and it is the reason we take a reading on every basement.
Which System Suits Which Room
A garage takes flake epoxy with a polyaspartic top coat. It handles hot tires, sand, brine and dropped tools, and the flake hides the dirt a Sudbury garage collects.
A basement can run lighter. There are no vehicles, so the priority is sealing the slab, killing the dust and getting a floor that feels warm enough to use.
A shop or warehouse gets specified against what hits the floor: forklifts, hydraulic oil, wash-down, pallet traffic. Line marking goes into the coating rather than on top of it.
A porch or patio needs a top coat that will not yellow in sun and will not go slick when wet. That is polyaspartic with aggregate, not epoxy.
Colours, Flake Blends And Gloss Levels
Flake blends are mixed to order. Greys and charcoals are the most common request here, followed by tans and blues, with brighter blends going into shops and gyms.
Coverage changes the look. A partial broadcast leaves base colour showing between the chips. A full broadcast covers it completely and gives a heavier texture, which is what most garages get.
Gloss is a choice. High gloss makes a room brighter and shows every crumb. Satin hides more and is easier to live with in a basement.
Solid colours without flake work well in commercial and mechanical spaces where the floor should read plain and clean.
How Long Does A Coated Floor Last In Sudbury?
A properly installed flake system with a polyaspartic top coat should give fifteen to twenty years in a residential garage, and often longer in a basement where there is no vehicle and no sand.
Professional epoxy systems are commonly quoted at twenty years and up. The variable is never really the resin. It is the preparation underneath it.
What shortens a floor here is grit wear in the tire paths and, occasionally, moisture pushing from below. Neither is a surprise if the slab was tested first.
A worn top coat can be scuffed and recoated without touching the base. That is a maintenance job, not a rebuild, and it resets the clock.
What Does Epoxy Flooring Cost In Sudbury?
Professionally installed coating systems in Canada generally run somewhere in the range of seven to fifteen dollars a square foot all in, covering preparation, materials and labour. Epoxy sits lower in that band and polyaspartic higher.
Most installers also have a minimum job price, commonly around two thousand dollars, because grinding equipment, travel and setup cost the same whether the floor is small or large.
Slab condition moves the number more than square footage does. A sound newer pour in Hanmer prices differently from a nineteen-fifties garage in the West End that needs patching before anything else happens.

Cleaning A Coated Floor Through A Northern Winter
Sweep the sand. That is most of it. Grit left sitting under a tire is the thing that wears a floor, so a broom once a week through winter does more good than any product.
Wash with warm water and a mild soap. Degreasers and acidic cleaners are unnecessary and will dull the top coat over time.
Wipe up brake fluid and antifreeze when you notice them. They will not soak in, but leaving them on the surface for weeks is not doing the finish any favours.
Put a mat where the vehicle drips through the melt. It is a small thing that keeps the same spot from taking all the abuse.
Where Coatings Fail, And Why
Almost every failed floor we are called out to comes down to preparation.
Acid etching instead of grinding. Etching cleans concrete but does not open it enough for a real mechanical bond, and it is what retail kits tell you to do.
Coating over moisture. If the slab is pushing water and nobody measured it, the floor lifts in sheets no matter how good the resin was.
Not enough thickness. Kit floors are a fraction of the build of a professional system, so there is no material to lose in the tire tracks.
Coating over an old failing layer. New resin bonded to peeling paint fails exactly where the paint fails.
All four are fixable. It means grinding the old floor off and starting properly, which we do regularly.
